BOOKING TERMS AND CONDITIONS
Thank you for choosing to book with us at Cae'r Bryniau. We look forward to welcoming you. By making this booking you are entering an agreement with us. Please read our terms and conditions of booking below.
The price of the accommodation includes the following:
Electricity, linen, cleaning, hot water, central heating, hot drinks, biscuits and still filtered water provided in the bedroom and toiletries provided in the bathroom. A Welsh breakfast or equivalent vegetarian option is also provided at weekends, with a Continental breakfast provided in the week.
Acceptance of Children
Our room is ideal for one or two adults but the accommodation is not suitable for children.
Deposit and Cancellation
A £50.00 deposit per night to confirm the booking is required. By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you can provide more than 48 hours notice of cancellation no further payment is due. If you cancel within 48 hours of your intended stay the full value of the room is payable. If we do succeed in re-letting the booking, you are no longer liable for the balance.
Non-availability of Accommodation
We would only cancel your stay if your accommodation was unavailable for reasons beyond our control. If this was not possible, or unacceptable to you, then we would offer alternative dates for your stay or in extreme circumstances a full refund. Our liability would not extend beyond this refund.
If, however, we are prevented or delayed from complying with any obligations under these Terms and Conditions by anything you, or anyone acting on your behalf, does or fails to do or due to events or circumstances beyond the reasonable control of the us, the inability or delay in performing those obligations will not be treated as a breach of the terms of these Terms and Conditions. Examples of such events or circumstances include fire, flood and other acts of God, pandemic, strikes, trade disputes, lock outs, riot, accident, disruption to energy supplies, civil commotion, acts of terrorism, war or Government instruction.
Your accommodation will be available to you from 4.00pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time as we will be busy preparing your room.
Late arrival procedure
Please ensure you contact us no later than 6.00pm to let us know if you will be arriving late.
Please be ready to leave the accommodation by 10.30am on the day of departure, unless otherwise arranged. We will provide you with an invoice, payable on departure, for any additional services you may have used during your stay.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Any data collected during the course of this booking will be stored on our computer(s). With your permission we may from time to time contact you about promotions and offers. We will not share your details with any third party.

Access Statement for Guests of Cae’r Bryniau
Here is some helpful information for all those wishing to visit our bed & breakfast. Cae’r Bryniau is a 200 year old Welsh farm cottage with thick walls and some low ceilings. Alteration is not practicably possible and as the bedroom is on the first floor, it therefore cannot be accessed by wheelchairs. We may be able to accommodate those with some limited mobility and those who are visually impaired or with hearing difficulties. Please contact us if you have any worries prior to booking.
We can also cater for dietary preferences of vegetarian, gluten-free, dairy or lactose-free and vegan guests but ask that you notify us in advance.
On this website, we have photographs, a video and descriptions of our bedroom, bathroom, guest sitting and dining rooms and the smallholding. Our back garden, which is the domain of Tom and Barbara, our Labradors, is not available to guests, but the majority of our five acres is. Please see the guest information folder for further details. There is also a map showing where we are in on the A5025. Our nearest town (Holyhead / Caergybi) is a 15 minute drive away.
There is an hourly main rail service from London Euston to Holyhead and a taxi ride from Holyhead Station costs approximately £20. We can also make arrangements to collect you from and deliver you to the railway station for a small charge. Further public transport information is detailed in our guest information folder. Please contact us if you would like to discuss transport.
Arrival and Car Parking Facilities
Cae’r Bryniau is accessed by a 300 metre long rustic farm track which is not suitable for low-slung sports cars, but everyone else will cope! We have ample car parking outside the house. We can help with luggage into the property and up to the bedroom.
Main Entrance and Check in
The southwest wing of the cottage is exclusively for guests’ use (although we will need access to set up for breakfast, housekeeping etc.). Access to the front door is up one step and one step over the threshold of the main door into the guests’ sitting room.
Here guests are checked in and given their keys. The main front door has a Yale lock.
The front of the house is well lit at night, however, please note there are no lights in the lane.
Our breakfast is served in the sitting room on the ground floor. We cater for dietary requirements on request, including vegetarian, vegan, gluten free, and dairy free options with fruit teas and decaffeinated hot drinks.
Our letting bedroom is located on the first floor of the property up a steepish and narrow staircase with a handrail. There is a small foot-well at the bottom of the staircase which is marked with yellow tape. On showing you to your room we will explain the facilities available. The bedroom has a written guide to the room facilities, village and local attractions. It can be produced in larger type for the visually impaired.
Our bedroom has an en-suite bathroom. It has low beams and low doorways that require you to duck as you enter. We have placed fluffy puffins on the beams as a visual warning. They can be moved higher or lower to suit.
Guest Areas - general information
Owing to the age of the property, the ceilings are a little lower than standard and care should be taken. Lighting is good throughout. The doors to bedroom and bathroom have latches and are lockable.
We use low energy light bulbs throughout. Radiators are fitted with thermostatic controls and a heated towel rail is provided – please be aware it does get hot. Torches are provided in case of power failure.
The bedroom is furnished to a high standard with accessible electric sockets, bedside reading lamps, tea and coffee facilities, a small refrigerator and bottled water. There is also a digital (freesat) TV and digital radios in the bedroom, bathroom and library. The sitting room also has a TV with Sky TV.
The sitting room has a wood-burning stove which we can light when it is cold in winter. There are magazines and books for guests to borrow.
Outside the front of the house is a patio table and chairs and there are benches around the smallholding. The smallholding is situated atop a small hill and there are changes in level. Guests should be aware of uneven paths and tracks.
We have free-ranging chickens across the site, so please wipe boots when re-entering the house!
We have lots of excellent walks and attractions in the area about which we have information in the Library. Packed lunches can be arranged with prior notice. We can provide clothes drying facilities for our guests and muddy walking boots can be left in the porch.
Cae’r Bryniau is a non-smoking house inside. However, smoking is permitted outside the house and we provide a fire bucket with sand for the disposal of cigarette butts.
In the unfortunate event of an emergency, the staircase has smoke detectors and the room has torches in the bedside drawers. Emergency exits will be explained on arrival and are detailed in the guest information folder. There is a bell on the outside kitchen door to call for assistance at night and guests are provided with the numbers of our landline and a mobile telephones.

Cae’r Bryniau Boutique Bed and Breakfast Wi-Fi fair use and data protection policy and terms and conditions
1. Internet Services
1.1 Cae’r Bryniau Boutique B&B (“we” / “our” / “us”) provides you with access to the internet comprising of a wireless service in most areas of the bed and breakfast. By accessing the service by whatever medium you are agreeing to obey the terms and conditions listed below (the “Terms”). If you do not agree to the terms, please do not access the service.
2. Fair Use
2.1 We would like to ensure that all of our guests have an enjoyable internet experience whilst staying with us. We have, therefore, implemented a ‘fair use’ policy to ensure that we can continue to provide a fast and reliable service.
2.2 We may monitor the performance of our network and the use of it by our guests. If we notice that a guest is using it in excess of what is expected from reasonable normal use and where such excessive use is affecting other guests, particularly during busy times, we may restrict usage. If you do not use file sharing software or download large files from the internet then you should not be affected by our fair use policy. However, if it becomes clear that heavy downloading, peer-to-peer networking, or excessive streaming (i.e. more than simply streaming programme content from websites such as BBC iPlayer, 4 On Demand, or itv.com) is taking place then we may contact you to ask you to reduce your use to allow our other customers to share the system fairly. If you continue to do so, or if you persistently exceed normal use to the extent that it affects our network and other user’s enjoyment of the service, then we reserve the right to restrict or deny you access to the network.
3. Our Obligations to You
3.1 We will use our reasonable endeavours to ensure that you are provided with free, uninterrupted service 24 hours a day. We will not be liable however, for any reason if the service is not available at any time for any period, nor for any loss of data or damage to the equipment you suffer as a result of using our service. We may suspend access at any time and for any reason, including routine or emergency maintenance of the servers. For this reason we strongly recommend that you regularly save any work you are doing whilst using the service.
4. Your Obligation to Us
4.1 The service we provide is intended to be used for general purposes, including accessing the World Wide Web, email and messaging services. Our connection is not suitable for streaming of videos or downloading large files. You undertake to us that you will use the services responsibly and that you will behave in a lawful, honest and proper manner when accessing the services. Without prejudice to any other provision of this agreement, we may terminate your use of the service at any time without notice if we become aware of any behaviour that has a negative effect on our equipment or network or the use by other customers of our equipment or network or the internet in general, or which damages, or has the potential to damage, our reputation.
4.2 Without prejudice to the generality of paragraph 4.1 above, you may not: use the service for any illegal purpose (including but not limited to breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorization or carry out denial of service attacks.
5. Data Protection
5.1 You may be required to provide us with certain personal information. We will use such personal information in accordance with relevant data protection legislation. You warrant and undertake to us that all of the personal information you provide us with is complete and accurate. We will not disclose any personal information which is provided by you during the provision of such services to you to any third party without your permission, other than
1. To any subcontractors or agents engaged by us to provide any support or administration, facilities management or similar services (subject to the subcontractors and /or agents undertaking to keep such personal information confidential
2. To any company or organisation to which we transfer our responsibilities to provide these services and products to you or
3. Where required by law or made in connection with legal or regulatory proceedings
5.2 We may log traffic data to assist us with the implementation of our terms and conditions and our fair use policy, although it is our policy to respect your privacy.
6. Breach of Agreement
We shall investigate any suspect breach of the agreement by you, and reserve the right to take such action as we, in our sole discretion, deem appropriate, including suspension or withdrawal of the service with immediate effect and without notice to you.
7.1 You acknowledge that use of the service is entirely at your own risk.
7.2 The service is provided on an “as-available” basis, and to the fullest extent permitted by law we hereby exclude all and any warranties or conditions of any kind, whether express or implied, in respect of the service and the content or data obtained or downloaded from it.
7.3 Without prejudice to the foregoing generality we do not warrant that the service will be uninterrupted, timely, and secure of error free at all times or will meet your requirements; and we are not responsible for security, integrity, accuracy, suitability or completeness of any information that you transmit or receive while using the service.
7.4 The disclaimer within this paragraph 7 does not affect your statutory rights as a consumer.
8.1 Nothing in this agreement serves to exclude or limit our liability for death or personal injury cause by our negligence.
8.2 Subject to paragraph 8.1 we shall not be liable to you in contract, tort or otherwise arising in connection with this agreement for any economic losses (including, without limitation, loss of revenue, profits, contracts, business or anticipated savings), any loss of goodwill or reputation, any special, indirect or consequential losses or any destruction or loss of data.
8.3 If any part of the service is not available to you through no fault on our part or where the failure, suspension or withdrawal of the service is beyond our reasonable control, we shall not be obliged to pay any compensation to you.
8.4 You will indemnify us against all and any losses or claims arising from any breach of the agreement by you, and against any claims or legal proceedings arising from your use of the services which are brought or threatened against us by another person.
9.1 We reserve the right to amend these terms and conditions at any time.
9.2 You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.
9.3 We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.
9.4 If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.
9.5 This agreement is governed by the laws of England and Wales and the parties hereto submit to the non-exclusive jurisdiction of the English and Welsh courts.
BY USING OUR FREE WiFi SERVICE TO ACCESS THE INTERNET YOU WILL BE DEEMED TO HAVE READ, UNDERSTOOD, ACCEPTED AND AGREED TO BEING BOUND BY THE TERMS AND CONDITIONS OF USE AS DETAILED ABOVE.
